Hey there, Colorado neighbors! If you live anywhere along the Front Range, you already know two things to be undeniably true: our mountain views are breathtaking, and our recent wildfire insurance bills have been absolutely soul-crushing.

For years, insurance companies have used secretive, "black box" algorithms to calculate property risk scores, leaving many of us facing skyrocketing premiums or sudden, stressful non-renewals.

But I have some incredible news. Starting July 1, 2026, a groundbreaking state mandate changes the game entirely.

Cracking Open the "Black Box"

Under Colorado Division of Insurance Regulation 5-1-28 (which passed as House Bill 25-1182), insurance companies are legally banned from keeping you in the dark. Starting next week, carriers must provide you with a plain-language explanation of your property’s specific wildfire risk score and exactly why you received it.

Even better? They are now legally required to publish and offer premium discounts for verified home hardening.

Putting the Power Back in Your Pocket

According to the Colorado Department of Regulatory Agencies (DORA), this transparency framework is designed to reward proactive homeowners. If you invest in protecting your property, your insurer can no longer look the other way.

What actually counts as "verified mitigation" under the new guidelines? The standards focus heavily on science-backed actions:

  • Structural Shields: Applying Class A extended fire-retardant coatings to vulnerable wooden decks, eaves, and siding.

  • Zone 0 Defensibility: Removing combustible vegetation and bark mulch within 5 feet of your home's foundation.

  • Ember-Resistant Venting: Installing fine mesh screening to keep drifting sparks out of your attic.

Let’s Secure Your Discount

The only catch is that the burden of proof is on you. To lower your rates, you have to provide your carrier with certified documentation of the work.
